Thirty-seven wealth and tax schemes
Each sheet sets out how a scheme works, its strengths, the points to watch and the profiles it suits, with a worked illustration. These sheets do not constitute personalised advice. The choice of a scheme is made in a meeting, after a review of your wealth as a whole. We select solutions on an open-architecture basis and receive no payment from any issuer to appear in this list.

We begin with a meeting devoted to your wealth as a whole. The choice of schemes comes afterwards, and often combines several of them.

Savings and insurance
Assurance-vie (life insurance)
The reference wrapper for saving, organising income and passing on wealth.
Contrat de capitalisation (capitalisation contract)
A contract close to life insurance, with no beneficiary clause, which can be given or bequeathed.
Assurance-vie luxembourgeoise (Luxembourg life insurance)
The Luxembourg-law life insurance contract, for large and internationally mobile estates.
Securities and stock market
PEA (equity savings plan)
The European equity savings plan, exempt from income tax after five years.
PEA-PME
The PEA dedicated to European small and mid-sized companies, which can be held alongside a PEA.
PEA Jeunes (young person's PEA)
The PEA for 18-to-25-year-olds attached to their parents' tax household.
Compte-titres ordinaire (securities account)
The account with no ceiling and no restriction on investments, taxed at the flat rate.
Retirement and employee savings
PER individuel (individual retirement savings plan)
The individual retirement savings plan, deductible on the way in up to €37,680 in 2026 and available at retirement.
Contrat Madelin
The retirement contract for the self-employed, closed to new subscriptions since 1 October 2020, which can be kept or transferred to a PER.
PER collectif (company retirement savings plan)
Workplace retirement savings, funded by profit-sharing, incentive payments and employer top-ups.
PER obligatoire (mandatory company retirement plan)
The defined-contribution workplace retirement plan for a category of employees.
Plan d'épargne entreprise (company savings plan)
Employee savings locked for five years, topped up by the employer and exempt from income tax on exit.
Property
SCPI de rendement (income property fund)
Commercial property held in units, with no letting management and distributed income.
SCPI en assurance-vie (SCPI within life insurance)
SCPI units held within a life insurance contract, under the contract's tax rules.
SCPI en nue-propriété (SCPI in bare ownership)
Buying the bare ownership of SCPI units for a fixed term, with no income and no tax during the split.
OPCI (open-ended property fund)
The retail property fund combining buildings, securities and cash.
SCI à l'IS (property company taxed as a company)
The family property company subject to corporation tax, which depreciates its buildings.
Location meublée non professionnelle (non-professional furnished letting)
Furnished letting under the actual-expenses regime, where depreciation absorbs much of the rent.
Location meublée professionnelle (professional furnished letting)
The professional status of the furnished landlord, with its social contributions and its capital gains regime.
Déficit foncier (property deficit)
Setting works on an unfurnished let against overall income.
Property tax reductions
Statut du bailleur privé (private landlord status)
The depreciation deduction for new or renovated homes let as a main residence, for purchases from 21 February 2026 to 31 December 2028.
Denormandie
The tax reduction for buying and renovating an older home in a town centre.
Malraux
The tax reduction for the complete restoration of buildings in a protected heritage area.
Monuments historiques (historic monuments)
Deduction from overall income of restoration works on a listed or registered historic building.
Pinel (closed scheme)
The tax reduction for new-build rental investment, closed to purchases since 1 January 2025.
Tax reductions outside property
Girardin industriel (industrial Girardin)
Financing productive equipment in the French overseas territories in return for a tax reduction the following year.
Girardin logement social (social housing Girardin)
Financing social housing in the French overseas territories in return for a tax reduction the following year.
SOFICA
Financing French film and audiovisual production in return for a tax reduction, with capital only partly returned.
FCPI (innovation fund)
A fund invested in innovative SMEs. The tax reduction on subscription was abolished on 21 February 2026, except for FCPIs invested in young innovative companies.
FIP (regional fund)
A fund invested in regional SMEs. The tax reduction on subscription has been abolished for mainland FIPs and kept for Corsica and the overseas territories.
FIP Corse et Outre-mer (Corsica and overseas FIP)
FIPs invested in Corsica or the overseas territories, with a higher reduction rate.
IR-PME (direct subscription to SME capital)
Direct investment in the capital of an SME, with a tax reduction on subscription.
Groupement forestier d'investissement (forestry investment group)
Units in groups that own forests, with a tax credit on subscription and favourable treatment for IFI and on transfer.
Groupement foncier viticole (wine-estate group)
Units in groups that own vineyards, with favourable treatment for IFI and on transfer.
Private markets and crowdfunding
Private equity
Investment in unlisted companies, through professional or retail funds, over seven to twelve years.
Crowdfunding immobilier (property crowdfunding)
Short-term bond lending to property developers, through licensed platforms.
Crowdfunding PME (SME crowdfunding)
Investment in the equity or bonds of small companies, through licensed platforms.
